		<content type="text/html" mode="escaped"><![CDATA[Top Ten Most Important Things To Do Before You Move:<br /><br /><img src="images/moving-day.jpg" width="215" height="150" border="0" alt="" />Moving is a fun and exciting adventure that definitely creates chaos at some point or another. Here are some tips to ensure that you have a successful and somewhat headache free move.<br /><br />1. CREATE A MOVING CHECKLIST Whether you realize it or not there can be numerous things that one would overlook while trying to make sure everything for the move gets executed. If you have a checklist available this will reduce the stress of trying to remember “What else did I have to do?” It can also help you to remember other things you might have forgotten about once you are brainstorming your checklist. <br /><br />2. DE-CLUTTER! Who says it needs to be spring for you to do a whole house clean? De-cluttering can be a major ally in your attempt to move because it will make your move cheaper and it is more time efficient. HAVE A GARAGE SALE Not only will holding a garage sale help you get rid of any additional items, clothing, etc., but it will also give you a little extra cash in your pocket for the big move. If you are unsuccessful with the garage sale, there are numerous non profit agencies that will gladly accept your unwanted stuff. Goodwill and United Cerebral Palsy group are always eager to get items in order to help others. Goodwill has many drop off locations and UCP has pick ups, but make sure you are in the designated areas first. Goodwill.com and UCPSacto.org can be helpful links.<br /><br />4. LABEL, LABEL, LABEL How many times have you heard yourself saying, “Now where did I put that?” With diligent labeling this will not be a problem for you. Make sure to keep all related items in a box with visible writing allowing you to know what every box consists of. Also if you are loading the moving truck, put in the most valuable and breakable items last. Therefore when you arrive at your new home these items will be the first to be unloaded and placed carefully into their new respected spots.<br /><br />5. COLLECT HIDDEN ITEMS These items can include a hidden key that you put in the backyard under that rock a year ago, or a wheelbarrow from the side yard. Hidden items do not always have to be on your property either. Spare keys are the notorious item to forget. They can be at a neighbors or a friend’s house, so be sure to collect them before the move. <br /><br />6. ADDRESS CHANGE We suggest you make your address change approximately 3-5 days before the actual move. This way any expecting mail can be insured that it will be delivered to the new address. Keep in mind the new tenants may be doing the same so you most likely would not want to be mixing your mail. This key point also goes for informing your job, child’s school, doctors and pharmacy of your new address.<br /><br />7. TURN ON ESSENTIAL UTILITES So it’s the day of the move and you are completely out of your old house and cannot wait to start unpacking. Not so fast, if you do not have lights, heat or air conditioning. It usually takes the utility companies a few days before they can get your essential utilities up and running. <br /><br />8. LEAVE GARAGE DOOR OPENER Many times old tenants forget that they have their previous garage door openers in their cars. Double check all vehicles to make sure that you have left the garage door opener for the new tenant. This will save you another unnecessary trip.<br /><br />9. ADEQUATE CHILD AND PET CARE There is nothing more frustrating than not having adequate child and/or pet care for the day of your move. New locations can be just as stressful to pets, so often times they will try to run away or bark incessantly; which would not be a very nice hello to the new next door neighbors. Since the move usually consists of a couple trips back and forth, it is difficult to keep an eye on the other members of the family. So make sure that you prepare for this ahead of time. <br /><br />10. CLEAN OUT THE FRIDGE Often times when we move we are so focused on getting our household items packed up and out of the house, that we completely forget about the contents of the refrigerator. The new tenants will be extremely pleased to see that they do not have to clean out your fridge full of your old food and condiments that date back to 2001. If there is an ice maker, be sure to put it in the off position so it doesn’t overload with ice by the time the new tenant opens it. Also you can set the fridge and freezer to a cooler setting. 		<title>Sell Your House Using a Lease Option</title>

A lease option may be the perfect solution to ensure you get top dollar for your home and maybe even generate some extra income off the sale. Lease options, in which you lease (rent) your property to a potential buyer who has the option to buy the property at the end of the lease term, can allow you to tap into a huge pool of people who want to buy a home but who, for one reason or another, aren&#039;t quite ready to make the purchase yet.<br /><br />== Steps ==<br /><br />- Decide if a lease option is a good option for you. A lease option isn&#039;t for everybody. If you need all the money from the sale of your home right away, you&#039;re better off with a straight sale.<br /><br />- Place an ad in the paper or online. <br /><br />- Do a background check on applicants. You don&#039;t want to do a lease option with somebody who you wouldn&#039;t rent to.<br /> <br />- Pre-qualify your lessee. It&#039;s a good idea to contact a loan officer or mortgage broker to at least discuss the potential buyer&#039;s prospects for obtaining a mortgage at the end of the lease term.<br /><br />- Provide the potential buyer with a seller&#039;s disclosure form listing any known problems with the house. <br /><br />- Negotiate a contract. You can get fill-in-the-blank lease option forms online, but you&#039;re better off getting them from a local real estate agent or attorney.<br /><br />- Agree on the purchase price of the home, which should be fixed on the lease contract.<br /><br />- Determine how much option money to collect. A typical figure is 2-4% of the purchase price. You will keep this money no matter what. If the lessee decides to buy, the money will be credited toward the down payment or the purchase price, and if the lessee doesn&#039;t buy, he or she forfeits the option money to you.<br /><br />- Decide how much of the lessee&#039;s monthly payment will be credited toward the option.<br /><br />- Decide on the term of the lease. Lease options typically run anywhere from 6-24 months.<br /><br />- Get the right insurance coverage. Since you will no longer be the owner-occupant of the house, you may need to update your homeowners insurance policy to a dwelling policy.<br /> <br />- Collect monthly payments. Keep track of the payments received so you&#039;ll have a record when the time comes for the lessee to exercise the option (or, in the the worst-case scenario, when you have to go to court to settle a dispute). <br /><br />- Sell the house. At the end of the term the lessee can exercise the option to buy the house for the price specified on or before the date specified. The total option money paid (including the initial option money plus any credit from the monthly payments) will go toward the down payment. Thus, the buyer already has equity in the home and should find it easier to get a loan. <br />]]></content>

		<title>Credit crunch? Mortgages still available - Credit crunch not squeezing all homebuyers </title>

Jumbo mortgages are more scarce, but available. Rates went up in the last week, which is another way of saying that credit is tighter. But the mortgage marketplace isn&#039;t frozen, at least in part because of federal intervention.<br /><br />&quot;There&#039;s almost no difference in the availability of money compared to a year ago, with the exception of jumbos,&quot; says Jim Sahnger, mortgage consultant with Palm Beach Financial Network in Stuart, Fla. &quot;The main difference is that you have to provide documentation, such as W-2s, tax returns and bank statements. Welcome to the full-doc world.&quot;<br /><br />Credit standards have been getting tighter all year, reducing the number of people who qualify for loans. It&#039;s hard to quantify how many people have been disqualified merely because of more strict lending standards.<br /><br />As Sahnger mentioned, one prominent change has to do with documentation of income. A year or two ago, a borrower with an excellent credit history and no change in employment might have been able to refinance a mortgage without having to provide proof of income -- even on a full-documentation loan. Those days are gone, mortgage lenders say.
